PRIVATE SALES - PERSONAL CONNECTIONS

Pocket listings: Las Vegas homes you will not find online.

Some moves do not need a public announcement. A seller may want privacy, and a buyer may be looking for something a public search has not turned up. I bring those conversations together carefully, with clear expectations and attention to the people on both sides.

What a pocket listing is

A pocket listing is a home offered privately rather than advertised on the MLS. The seller may prefer a quiet sale, want to limit visitors, or choose to speak with a short list of qualified buyers before any public marketing. You will not necessarily find that home on a listing website.

Private does not mean informal. We still discuss pricing, disclosures, access and the terms of a sale. Before choosing this approach, I explain what the seller gives up by limiting exposure, along with the brokerage and MLS rules that may apply. The decision belongs to the seller, in writing.

Why sellers choose it

Your reasons for selling are your own. You may not want photographs of your rooms circulating online or a weekend filled with open houses. A private approach lets us arrange appointments around your life and speak with buyers whose budget and timing fit the property.

It can also be a way to discuss a price quietly before committing to a public launch. That is not a guarantee of a higher price or faster closing. Less exposure can mean fewer offers. I want you to understand that tradeoff before we decide whether discretion is the right priority.

  • Privacy and scheduled access
  • No public open houses
  • A quiet pricing conversation
  • A focused list of qualified buyers

Why buyers want access

A first look can matter, especially when you know the neighborhood and type of home you want. With a smaller pool of buyers, there may be less competition and a chance to negotiate without a public bidding war. Multiple interested buyers are still possible, so I never promise exclusivity or an automatic bargain.

We look at comparable sales and the condition of the home just as we would with an MLS listing. Your inspection, financing and disclosure questions still deserve answers. An off-market opportunity should fit your plans, not pressure you into skipping the work that protects you.

How I work it

I keep a buyer list organized by area, price range and timing. Tell me what matters: a single-story layout, a particular school area, a golf setting, or room for family. When a suitable seller is ready for a private conversation, I can make a thoughtful introduction rather than send you every home in the valley.

We confirm qualifications and discuss how representation will work before moving forward. If our brokerage represents both sides, that relationship requires full disclosure and the appropriate consent under Nevada law. You should know who represents whom, what is being shared and what your options are.

Where we look

The conversation can include Las Vegas, Henderson, Summerlin and North Las Vegas, including golf and guard-gated communities. Availability changes, and being on a list does not mean a home is waiting today. A clear budget and a little flexibility help me recognize the right fit when it appears.

Questions people ask

Is a pocket listing legal in Nevada?

Yes, with written seller consent and proper disclosure. Brokerage and MLS rules also matter, especially before public marketing begins. I review the proposed approach with you so the agreement is clear.

How do I get on the buyer list?

Call me or use the assistant. Share your preferred area, budget, financing status and timing, plus any essentials that would make a home right for you.

Do I pay more as a buyer?

No extra charge applies simply because a home is a pocket listing. Commission is handled in the transaction as usual, subject to the negotiated representation and purchase agreements. We discuss your obligations before you commit.

Can I sell my home as a pocket listing?

Yes. Start with a conversation about your goals, privacy and timeline. We compare a private sale with public marketing so you can choose with a full picture of the tradeoffs.
