BUYING - FROM FIRST CALL TO KEYS
Buying a home in Las Vegas, from first call to keys.
Whether this is your first home, room for a growing family or a rental investment, I want the search to begin with a clear picture of your life and your numbers. We look carefully, ask practical questions and make decisions at a pace you understand.

Before you look
Pre-approval gives us a useful starting point, but the amount a lender approves is not necessarily the amount you want to spend. Build a budget that includes property taxes, insurance, association fees, utilities and maintenance. If a community has more than one association, confirm every recurring charge.
Then we separate needs from preferences. A single-story home, a manageable commute or space for a parent may be essential. A particular countertop may not be. That distinction helps us compare Las Vegas, Henderson and Summerlin homes without losing sight of the reason you are moving.
The search
We use MLS listings alongside conversations about pocket listings. Public listings give us a broad view; private opportunities may add another option when the timing and seller consent align. Off-market access is not a promise that a particular home is available or that it will cost less.
At a showing, we look beyond decor. Think about storage, street activity, the yard and how each room will function. We verify association restrictions and investigate questions about the property before you commit. If a listing feels wrong for your daily life, you can say so. A productive search includes knowing what to pass on.
Making an offer
We compare recent sales and the competing choices before deciding what to offer. Price matters, but so do the deposit, financing terms, requested concessions and closing schedule. I explain the agreement so you know what you are signing and when your obligations begin.
Earnest money is a deposit handled according to the contract. Contingencies, the inspection period and appraisal provisions set important boundaries around the purchase. The exact deadlines are negotiated, not assumed. We talk through the risks of changing or waiving protections before using those terms to compete for a home.
From contract to close
Once the agreement is accepted, escrow, title and your lender each have work to complete. Inspections help you understand condition, title work checks ownership matters, and the lender reviews the financing and appraisal. We keep track of deadlines and address questions while there is still time to act.
The final walkthrough is a chance to confirm the home is in the agreed condition and that negotiated work has been addressed. Closing and recording must happen before possession under the contract. Verify any wiring instructions directly with the escrow company using a known phone number; a convincing email alone is not enough.
New construction
A builder sales representative represents the builder. Bringing your own agent gives you someone focused on your questions about upgrades, incentives, delivery dates and the purchase agreement. Tell me before your first visit or registration, because builders can have specific rules for recognizing buyer representation.
We review the full cost, not just the advertised base price. Lot premiums, options and association charges can change the picture. Construction schedules can move, so your financing and current housing plan need room for uncertainty. A new home still deserves careful inspections and a thoughtful walkthrough.
Buying as an investor
Start with the intended rental use and verify that the property and association permit it. We discuss condition, ongoing expenses and management needs rather than rely on a projected rent alone. If you want help after closing, property management through USA Real Estate Inc can be part of the conversation before you buy.
Questions people ask
Do I pay a buyer's agent?
Compensation is negotiated in your buyer representation agreement. A seller may contribute under the purchase terms, but that is not automatic. We discuss the arrangement and any amount you may owe before touring and making an offer.
How much do I need for a down payment?
It depends on the loan program, your qualifications and the property. I can connect you with lenders who explain down payment options, closing costs and the documents needed for pre-approval.
Can I buy before my current home sells?
Possibly, if your lender confirms you qualify and the carrying costs work for you. We can also discuss contingencies or other financing options rather than assume buying first is the best choice.
Is Las Vegas a good place to buy right now?
That depends on your timeline, finances and the specific home. I give you a straight read on available choices and current conditions. Waiting can be a reasonable decision if buying would stretch you too far.
